Talaria at Burbank, the an apartment complex from Cusumano Real Estate Group, the design team of Nadia Geller Designs and VTBS Architects were honored in the category of Best Mixed Use Project at the 2019 Gold Nugget Awards. Talaria is Burbank’s first LEED Gold certified residential or mixed-use project.

Talaria Burbank is dedicated to building and maintaining a healthy, environmentally mindful living environment for their residents and for the planet. To support that, they have implemented a range of green initiatives and design measures within their walls to decrease utility costs and keep their footprint small. From solar-powered electricity and water heating systems, to EV charging stations, and the use of sustainable materials throughout their spaces, their eco-friendly community is a one-of-a-kind – naturally.

Large individual residences — which include one, two and three bedrooms, and townhouse-style penthouse units, all ranging from 823 square feet to more than 3,000 square feet — feature Jenn-Air kitchen appliances, Maytag washers and dryers, designer closets, Nest thermostats, and stone and tile kitchen and bath finishes.

Community amenities at the 4-acre, 250,000-square-foot property include on-site concierge and maintenance, fitness center with spin room and saunas, pool, cabanas and outdoor kitchen, 34-seat private screening room, community pub room, business center, bike storage, wine storage, dry bar salon, massage facilities, pet spa, dog run with play park, three courtyards, and a rooftop lounge.

Interior Removal Specialist, Inc. (IRS Demo) is the only full-service tenant improvement demolition company in the U.S. No other commercial interior demolition contractor offers demolition, hauling, and recycling services completely in house. IRS Demo provides diversion rates in excess of 75% on every project and up to 97% available upon request. IRS Demo leads the industry in the recycling of commercial interior debris, winning multiple international awards for recycling; and has worked with the State of California to determine the newest statewide diversion goals.

In designing the project, there were some obvious requirements. First, this was a passion project. IRS Demo takes diversion and re-use to heart and that needed to be incorporated in the project. Second, the new space needed to be attached to the existing donation warehouse. Last, the project had to be as sustainable as the Company’s practices.

LOCATION: South Gate, CA, USA

Despite many unforeseen conditions in a building built as a cannery in 1940, the project was able to achieve LEED Gold through a holistic approach that included achieving 70% of Sustainable Sites, 80% of Water Efficiency, 40% of Energy & Atmosphere, 64% of Materials & Resources, 40% Indoor Air Quality, 100% Innovation & Design and 50% of Regional Priority credits. The team didn’t allow availability of materials, company growth causing a change in plans, the need for more desk space, or budget issues; to keep a small business’s dream of LEED certification on a challenging project from being realized. This project exemplifies the very principles that are at the heart of Green Building, and proves that a small project can have a much larger impact on those who join together to see it through.

Shangri-La Construction’s (SLC) Headquarters is a fresh approach to the typical general contractor’s work environment. The 10,268 square foot office is a welcoming environment that engages staff and visitors alike; one that is aesthetically appealing with exceptional resources and sustainability and wellness at the forefront. To this end, the project is WELL Certified™ Gold – Pilot Program and this LEED® Gold project uses the LEED® Dynamic Plaque™ to manage its building performance. 

Entering the main lobby, visitors are greeted by an expansive combination of reception, lounge, kitchen, and glass-fronted conference room with biophilia throughout including a large “living wall”. The experience is different, well-considered and progressive – values that SLC embodies. Taking cues from hospitality to create something more along the lines of a high-end living area, the space is purposed with making clients feel like they have been invited as guests into one’s home.

LOCATION: Downtown Los Angeles, CA, USA   

Private offices branch off the public space in two directions – one houses the Operations team while Executive, Business Development and Accounting are opposite. Each area is open in nature and served by multiple collaboration spaces encouraging teamwork. A decorative metal ceiling element and blue painted walls act as visual connectors between the areas, reaching out as signposts for movement through the hallways. Exterior offices sport downtown views, and glass office partitions ensure that light filters throughout.

The project is located in the heart of downtown Los Angeles at 550 South Hope Street, a 590,000 square foot building on a .92 acre site in downtown Los Angeles, directly across the street from The California Club and Los Angeles Central Library. The 28-story building, certified LEED Platinum for Existing Buildings, EnergyStar and BOMA’s 360 Performance Building standard, is, by design, one of the few boutique high-rises in the heart of the central business district. Private valet service greets customers and tenants alike. The site offers quick and easy ingress and egress to all of downtown’s major freeways and public transit options. There are more than two dozen shops and restaurants within walking distance, the weekly Farmer’s Market at nearby Pershing Square, and the Los Angeles Central Library next door, plus the 1.5-acre Maguire Gardens.

MLK Community Health Building

MLK Community Health Building

LEED Silver, Medical Office

The MLK Community Health Building is a two-story 52,000-square-foot medical office building at the Martin Luther King Community Hospital in Willowbrook, an unincorporated community in Los Angeles County, CA, that received Silver certification for the Core & Shell new construction under LEED v4.

The MLK Community Health Building was developed in a public/private partnership with the hospital and the Los Angeles County Development Authority. The MLK Los Angeles Healthcare Corporation is the not-for-profit organization formed by the county whose sole purpose is to operate the new hospital campus. Trammell Crow was chosen as the developer through a request for proposal (RFP) process from the county in 2016. ASAP was also selected to be the LEED Consultant on this innovative project through the RFP process.

LOCATION: Willowbrook, CA, USA 

Designed by HKS and built by ConAm Building Co., the MLK Community Health Building is the first stand-alone medical office building developed as part of the more than $1 billion medical campus transformation centered on the MLK Community Hospital.

The Project provides primary care for the local community, as well as outpatient services including dialysis, wound care and imaging. This reduces the low-acuity patient load to the main hospital, providing the surrounding neighborhoods with unprecedented access to health and well-being equity.

The project also achieved LEED beta features including Social Equity with the Community for the Project’s use of 45% local tier hiring, meeting diversity requirements in hiring and keeping 200 construction jobs within Los Angeles. The project also contributed to the local economy through employing local healthcare providers in the finished space. Additionally, the Project earned the Water Restoration Certification beta feature for their innovative water offsets, while achieving almost 30% indoor water use reduction and 27% outdoor water use reduction. The parking lot provides 6 electric vehicle charging stations in prime parking locations for those not using the ample local transit or site’s impressive walkability and connectivity to the local neighborhood and services.

Coastline Equipment Long Beach HQ

Coastline Equipment Long Beach HQ

The Coastline Equipment HQ is Long Beach’s official John Deere, Writgen, and Hitachi dealer, carrying their complete catalog and also offers used equipment, rentals, parts, service, and equipment management software. The Coastline/Bragg Crane project was built on a previously developed site with approximately 80% of construction waste diverted from landfills.

This 22,800 SF building earned LEED Gold certification in part by utilizing low-emitting sealants, paints, flooring systems, wood and Agrifiber. Coastline’s building uses over 90% of renewable energy with a 94% swing in energy cost savings.

Victorville Planned Parenthood

Victorville Planned Parenthood

LEED Silver

Planned Parenthood is one of the nation’s leading providers in high quality, affordable health care. Located in Victorville, CA, this health center received LEED Silver certification through development density and community connectivity, water use reduction, water efficient landscaping, and controllability of lighting systems. Additionally, it is located within a ½ mile of a residential zone and access to at least 3 public bus lines.

The 10,125 SF building utilized construction items that had a high recycled content percentage, certified wood, and highly reflective roofing materials for heat-island reduction. Landscape water usage was reduced by 90% through the incorporation of native and drought tolerant plants.

LOCATION: Victorville, CA, USA

The interior of the building utilizes low flow faucets and fixtures, as well as low-emitting adhesives, sealants, paints, and coatings. There are lighting controls for 100% of the shared multi-occupant spaces as well as the private offices.
