Bins and signage will train and remind employees to divert waste for reuse. It’s a challenging journey with many steps, but the destination is rewarding for the company, employees and the environment.

Jardin – Living on Vine

Kilroy Realty Corp. is behind the $450-million mixed-use campus, which sits on a full city block bordered by Vine Street, De Longpre, Ivar and Homewood Avenues in Hollywood. The project consists of three low-rise buildings containing over 350,000 square feet of office space – all of which was leased by Netflix in 2018. Additionally, the site features a 20-story residential tower with 193 units, a 16,500-square-foot studio and production building, and 13,000 square feet of retail space.

The contemporary-style project was designed by local architecture studio Shimoda Design Group. A pedestrian paseo – with design work by Stephen Billings Landscape Architecture – will cut through the property from east-to-west, providing public access from Ivar Avenue to Vine Street.

Kimball – Jasper

Kimball is excited to announce the opening of its newly renovated corporate headquarters. The 52,000 sf location is located at 1600 Royal Street in Jasper, IN and houses 180 Kimball employees. This renovation included a new headquarters for the Kimball Brand and the Kimball International Leadership Team, as well as a central hub at the heart of the campus for all the brands to unite. 

Partnering with Design Firm ai3, the goal was to create environments that fuel organizational efficiency and attract and retain top talent. For the new space they shifted from “housing people” to “serving our people”. Equally important, Kimball also wanted to create flexible and relevant environments that provide employees a space they enjoy while having choices in furniture and technology applications that better support the changing nature of workplace activities.

The MLK Community Health Building is a two-story 52,000-square-foot medical office building at the Martin Luther King Community Hospital in Willowbrook, an unincorporated community in Los Angeles County, CA, that received Silver certification for the Core & Shell new construction under LEED v4.

The MLK Community Health Building was developed in a public/private partnership with the hospital and the Los Angeles County Development Authority. The MLK Los Angeles Healthcare Corporation is the not-for-profit organization formed by the county whose sole purpose is to operate the new hospital campus. Trammell Crow was chosen as the developer through a request for proposal (RFP) process from the county in 2016. ASAP was also selected to be the LEED Consultant on this innovative project through the RFP process.

Designed by HKS and built by ConAm Building Co., the MLK Community Health Building is the first stand-alone medical office building developed as part of the more than $1 billion medical campus transformation centered on the MLK Community Hospital.

The Project provides primary care for the local community, as well as outpatient services including dialysis, wound care and imaging. This reduces the low-acuity patient load to the main hospital, providing the surrounding neighborhoods with unprecedented access to health and well-being equity.

The project also achieved LEED beta features including Social Equity with the Community for the Project’s use of 45% local tier hiring, meeting diversity requirements in hiring and keeping 200 construction jobs within Los Angeles. The project also contributed to the local economy through employing local healthcare providers in the finished space. Additionally, the Project earned the Water Restoration Certification beta feature for their innovative water offsets, while achieving almost 30% indoor water use reduction and 27% outdoor water use reduction. The parking lot provides 6 electric vehicle charging stations in prime parking locations for those not using the ample local transit or site’s impressive walkability and connectivity to the local neighborhood and services.

Coastline Equipment Long Beach HQ

Coastline Equipment Long Beach HQ

LEED Gold

The Coastline Equipment HQ is Long Beach’s official John Deere, Writgen, and Hitachi dealer, carrying their complete catalog and also offers used equipment, rentals, parts, service, and equipment management software. The Coastline/Bragg Crane project was built on a previously developed site with approximately 80% of construction waste diverted from landfills.

This 22,800 SF building earned LEED Gold certification in part by utilizing low-emitting sealants, paints, flooring systems, wood and Agrifiber. Coastline’s building uses over 90% of renewable energy with a 94% swing in energy cost savings.
