Daiichi Properties believes that spaces have the power to positively impact every employee’s health, safety and well-being. That’s why Daiichi chose to achieve the International WELL Building Institute (IWBI)’s WELL Health-Safety Rating for three of their buildings in Bonifacio Global City, Philippines – The Finance Centre, World Plaza and One World Place. These three buildings represent over 1.2 million square feet of Health-Safety Rated spaces.

THE FINANCE CENTRE:

The iconic design of The Finance Centre features an expansive 1,700 square meter plaza with sunken gardens and water features, and a sky garden above its retail podium. Open, efficient, column-free floor plates allow the creation of optimal work environments. Nineteen high-efficiency elevators, a VRV/VRF air-conditioning system, fiber optic backbone, and 100% back-up power ensure uninterrupted workflow. The Finance Center is LEED Gold certified.

Major office and residential buildings, hotels and restaurants, and the BGC Arts Center are within walking distance. The Finance Centre has achieved above-standards structural performance and reliability by engaging Thornton Tomasetti and Sy^2 to implement performance-based evaluation, with special emphasis on the effects of earthquakes and wind.

WORLD PLAZA:

World Plaza merges timeless design with a sustainable work environment. Natural light is maximized through a double-glazed fully unitized curtain wall and insulated high-performance glass. The building features 14 high-efficiency elevators, a VRV/VRF air-conditioning system, a fiber optic backbone and 100% back-up power. World Plaza is LEED Gold certified.

Located along 5th Avenue, the building is within walking distance to major office and residential buildings, hotels and restaurants. World Plaza has achieved above-standards structural performance and reliability, engaging MKA and Sy^2 to implement a performance-based evaluation, with emphasis on the effects of wind and earthquakes.

ONE WORLD PLACE:

One World Place fuses dynamic design with innovative, energy-saving technology. The floor plate’s even and open space design is flexible to tenants’ individual design criteria. Building features include high-efficiency elevators, a VRV/VRF air-conditioning system, and fiber optic backbone. One World Place is LEED Silver certified and received ULI’s Healthy Places Awards.

Located along 32nd Street, the building is within walking distance to major office and residential buildings, hotels and restaurants. One World Place has achieved above-standards structural performance and reliability through AIT Consulting’s application of performance-based evaluation, with special emphasis on the effects of earthquakes and wind.

By blending historical reuse with new construction, the architectural character of a Hollywood classic has been preserved. With a dual-core, 44,000 square foot floor plates on upper floors, and 250,000 sf total, Gower gives tenants the choice to create their own private “building within a building” with separate lobby entrances. Glass walls stretching to 13’ ceilings (16-20’ on the top floor) create drama while state-of-the-art HVAC, security, access and window systems, closed circuit TV monitoring and lobby level security ensure comfort and seamless ease of use for tenants.

One Paseo is a deeper notion of mixed use. Centrally located in Del Mar, California, the campus offers 286,000 SF of Class-A office, including 96,000 SF of retail (over 40 shops).  The residential portion has 608 apartments in two buildings — one of which is six stories high and one that is four stories.  

Built on a 23-acre site, One Paseo is what Kilroy describes as a farmhouse style with pathways that meander through the project, linking the retail portion to the two office buildings and the apartments. 

Amenities in the residential area of One Paseo include a pool, a 6,000 square-foot, two-story fitness center, a lounge with booths for studying or working and a “collision space” where tenants can engage with one another and strike up conversations.

The Square with Industrious in Salt Lake City is uniquely designed to provide members with the safest, healthiest, most productive work environment available. Built to the engineering standard of Hines and powered by the service of Industrious, The Square with Industrious Salt Lake City is able to accommodate large enterprises and small businesses alike across two floors totaling 25,000 square feet.

Productivity and employee health go hand in hand, which is why The Square with Industrious Salt Lake City is WELL Registered by the International WELL Building Institute™ (IWBI™). Some of the initiatives Hines has put into this location include enhanced HVAC filtration and UV treatment, and cleaning products and protocols that improve Indoor Air Quality and reduce contagion; plentiful access to natural daylight; and advanced acoustics to enhance employee productivity. Certification is expected later this year and is based on meeting the IWBI’s strict standards for ventilation, lighting, thermal comfort among other categories. Beyond building systems, The Square Industrious Salt Lake City also ensures operations are supportive of emotional wellbeing, physical exercise and holistic communities.

Shangri-La Construction’s (SLC) Headquarters is a fresh approach to the typical general contractor’s work environment. The 10,268 square foot office is a welcoming environment that engages staff and visitors alike; one that is aesthetically appealing with exceptional resources and sustainability and wellness at the forefront. To this end, the project is WELL Certified™ Gold – Pilot Program and this LEED® Gold project uses the LEED® Dynamic Plaque™ to manage its building performance. 

Entering the main lobby, visitors are greeted by an expansive combination of reception, lounge, kitchen, and glass-fronted conference room with biophilia throughout including a large “living wall”. The experience is different, well-considered and progressive – values that SLC embodies. Taking cues from hospitality to create something more along the lines of a high-end living area, the space is purposed with making clients feel like they have been invited as guests into one’s home.

LOCATION: Downtown Los Angeles, CA, USA   

Private offices branch off the public space in two directions – one houses the Operations team while Executive, Business Development and Accounting are opposite. Each area is open in nature and served by multiple collaboration spaces encouraging teamwork. A decorative metal ceiling element and blue painted walls act as visual connectors between the areas, reaching out as signposts for movement through the hallways. Exterior offices sport downtown views, and glass office partitions ensure that light filters throughout.

The project is located in the heart of downtown Los Angeles at 550 South Hope Street, a 590,000 square foot building on a .92 acre site in downtown Los Angeles, directly across the street from The California Club and Los Angeles Central Library. The 28-story building, certified LEED Platinum for Existing Buildings, EnergyStar and BOMA’s 360 Performance Building standard, is, by design, one of the few boutique high-rises in the heart of the central business district. Private valet service greets customers and tenants alike. The site offers quick and easy ingress and egress to all of downtown’s major freeways and public transit options. There are more than two dozen shops and restaurants within walking distance, the weekly Farmer’s Market at nearby Pershing Square, and the Los Angeles Central Library next door, plus the 1.5-acre Maguire Gardens.

The new HKS Architects office space in Los Angeles is a full-floor show-piece incorporating the design and conceptual ideas of three separate HKS offices within the United States. The project includes complete demolition and retrofit of existing structure and showcases this exclusive firm with new office buildouts, BIM coordination rooms, resource library, multi-purpose room, interactive conference center and modeling shop. This LEED Silver CI project is a designer’s dream of finishes. It incorporates custom metal, architectural millwork, decorative glass walls and glazing into an open space plan that uses limestone and high-end recycled back carpet tiles. The open floating wood ceiling plan creates an industrious environment with controlled electrical pendant fixtures mounted on metal rods and hard spiral ductwork with custom metal diffusers distributing the upgraded HVAC system.
